Since inception, Cygnus Capital has launched five prior funds which have invested in special situation and opportunistic commercial real estate debt across property type, asset type, deal type, and geography. Through the life of these funds, we have acquired over 6,000 assets across 38 unique investments in 22 states.
Fund I was formed in January 2011 to purchase, own, operate, and reposition distressed commercial real estate, primarily B and C grade multi-family residential properties in the southeastern United States.
Fund II was formed in February 2012, to build on Fund I’s approach with more emphasis on acquiring mortgage loans and other hybrid real estate loans and tax deeds. Fund II primarily acquired non-performing, bank-owned note portfolios secured by significant real estate assets and bank-owned, distressed REO portfolios of commercial, residential, and land assets throughout the southeastern United States.
Fund III was formed in January 2014 as a single purpose fund that is a direct owner of the operating company of the Snake River Sporting Club development in Jackson Hole, Wyoming.
Strategic Income Fund was formed in July 2015 and invests primarily in distressed real estate assets including: multi-family, multi-tenant, single-tenant retail, office, warehouse, residential, hotel, land, mortgage loans secured by real property, and other asset backed loans and debt instruments located primarily in the United States.
Fund V was formed in November 2018 for the purpose of investing in a range of opportunistic, special situation, advantageously priced, and distressed real estate debt instruments including: (i) non-current mortgages/real estate loans, (ii) REO properties, (iii) municipal securities, (iv) sheriff's deeds, (v) tax deeds, (vi) corporate debt, (vi) any other type of debt that is secured by real estate or hard assets.
Fund VI was formed in June 2021 for the purpose of investing in a range of opportunistic, special situation, advantageously priced, and distressed real estate debt instruments including: (i) non-current mortgages/real estate loans, (ii) REO properties, (iii) municipal securities, (iv) sheriff’s deeds, (v) tax deeds, (vi) corporate debt, (vi) any other type of debt that is secured by real estate or hard assets.
