Since inception, Cygnus Capital has launched five funds which have invested in special situation and opportunistic publicly traded and private assets across different CRE deal and property types.

Fund I

CYGNUS PROPERTY FUND I

JANUARY 2011 – 2017 CLOSE (100% CAPITAL RETURN) (7.4% IRR)

Fund I was formed in January 2011 to purchase, own, operate, and reposition distressed commercial real estate, primarily B and C grade multi-family residential properties in the southeastern United States.

Fund II

CYGNUS PROPERTY FUND II

FEBRUARY 2012 – DECEMBER 2019 (14.9% IRR)

Fund II was formed in February 2012, to build on Fund I’s approach with more emphasis on acquiring mortgage loans and other hybrid real estate loans and tax deeds. Fund II primarily acquired non-performing, bank-owned note portfolios secured by significant real estate assets and bank-owned, distressed REO portfolios of commercial, residential, and land assets throughout the southeastern United States.

Fund III

CYGNUS PROPERTY FUND III

JANUARY 2014

Fund III was formed in January 2014 as a single purpose fund that is a direct owner of the operating company of the Snake River Sporting Club development in Jackson Hole, Wyoming.

Fund IV

CYGNUS STRATEGIC INCOME FUND

JULY 2015 – SEPTEMBER 2021 (10.8% IRR*)

Strategic Income Fund was formed in July 2015 to invest primarily in private CRE assets including: multi-family, multi-tenant, single-tenant retail, office, warehouse, residential, hotel, land, mortgage loans secured by real property, and other asset backed loans and debt instruments.

CYGNUS PROPERTY FUND V

NOVEMBER 2018 – DECEMBER 2023 (22% IRR)

Fund V was formed in November 2018 for the purpose of investing in a range of opportunistic, special situation, advantageously priced private and publicly listed equities and debt instruments including: (i) non-current mortgages/real estate loans, (ii) municipal securities, (iii) sheriff’s deeds, (iv) tax deeds, (v) corporate debt, (vi) any other type of debt or equity secured by real estate or hard assets.

JULY 2021 – open

Fund VI was formed in June 2021 with the exact same mandate as Fund V (see above.
